Copy of the Property Title relating to the leased property- provided by Party A.
If the leased property is in use currently and is producing economic benefits, the leasor and lessee may decide through negotiation whether the leased property shall be returned;
In case of bankruptcy of the lessee, the leased property does not belong to the bankrupt property.
Where the maintenance affects the use of the leased property, the rent shall be reduced or the lease term shall be extended correspondingly.
Where the value of the leased property is greater than the credit of the leasor, the amount above the credit shall be returned to the lessee;
Party A shall only be responsible for taking out property all-risks and theft insurance covers for the leased property and all decorations and furniture supplied by Party A.
If the lessee still does not pay the rent within a reasonable time limit after being urged, the lessor may request it to pay all the rent, or rescind the contract and take back the leased property.
If Party B breaks any part of this contract, such as not paying the rent punctually, or if Party B caused damages to the leased property, Party A has the right to retain part or all of the deposit in compensation.

The lessor has appointed the supplier or leased property;
The lessee shall be responsible for the maintenance of the leased property.
Article 225 the proceeds gained due to possession or use of the leased property shall belong to the lessee, except as otherwise agreed upon by the parties.
If the damage to or destruction or loss of part or all of the leased property makes it impossible to realize the purpose of the contract, the lessee may rescind the contract.

1 Party A shall pay a management fee equivalent to the leased property to Party A for the management and maintenance of the leased property.
Article11 If the leasor illegally interferes in the normal use of the leased property by the lessee, or takes back the leased property without prior consent of the lessee, and such act has resulted in damage to the lessee, the leasor shall bear the responsibilities for compensation.
(2) The leasor has appointed the supplier or leased property;
Article 9 The leased property purchased from foreign countries and for which the litigants in the contract for financial leasing agreed in the contract to pay the rent in foreign currency, such contract shall be deemed valid.
Where the lessee sublets the leased property without the consent of the lessor, the lessor may rescind the contract.
